    Double close or assignment: how to choose

    When each one makes sense, and what it costs you.

    Read guide

    With an assignment, you sell your rights in the purchase contract to your end buyer and collect a fee at one closing. There's no second closing and no funding to arrange, but your fee is usually visible on the closing paperwork, and the contract has to allow assignment.

    With a double close, you buy the property (A-to-B) and resell it (B-to-C), usually the same day. You pay two sets of closing costs and need funding for the first purchase, but each side only sees its own price, and it works when a contract can't be assigned.

    A simple rule: if the spread is large enough that showing it could spook the seller or buyer, or the contract can't be assigned, a double close is usually the better route. Run your numbers in the fee estimator.
